Sometimes a really good deal comes my way,just like when I bought my own land in Alcantarilha two years ago.I discovered just after I had bought it that a cracking new Nick Faldo award winning golf course was about to open just around the corner, what a stroke of luck as properties smaller than mine are a sell out at three times my price, and they can't build them fast enough. I have since extended my build plans from 5 units to 25 on the strength of this.

In these troubled times of property investment, just where is safe to invest as location plays a large part on how soon one gets a return.

Alcantarilha (Google Earth it) on the Algarve is just 2km from the beach at Amacao do Pera which has recently undergone a 6 million beach re-design and development EU programme.. Its the Western Algarve with 35 golf courses running the full length and Spain is just an hour away and Faro Airport half an hour down the motorway.

OK enough sales patter.............as what I am going to show you is a 'No Brainer' .

 The unusual aspect is that its right in the heart of the village of Alcantarilha. Two, one hundred and fifty year old semi detached village houses with enormous walled in back gardens. In all 850, square metres of 100% build area....And it gets better, its got full planning permission to start building next week.

So, you may ask, what's unusual about that, well. I`ll tell you. Its the last one, the last large tract of land in the village centre, there just ain't no more. All the other tracts have long been snapped up and three floored apartments built and fully occupied either as residential or holiday units.

There are 12 units to be built with two and three beds each over 1120 metres of building area over three floors.

They will sell at a very affordable 175-200k each or 2.1-2.4 million income, much sold off plan to local Portuguese. 

Build costs (by the builder) quoted are around 750 a metre x 1120mtrs = 840,000.Euros.

Leaving a very nice profit of 1,260,000 Euros less land purchase price which we may well pick up for 300k.

Now, this sale comes as a package, the builder will not only sell us the site, he will demolish the old houses for us and then build the new project for us as well, all  completed in 12 months. Ready for next years holiday season. It would make a great apart-hotel if so desired or a private residential unit.....or just rent out to golfers at 1000 a week for the 16 week season. 

12 x 16,000 Euros per season = 192,000 Euros a year topside

I am looking for a single purchaser here as the land is so inexpensive but if you want a small share in it, thereby not risking too much cash, just let me know and we can work out a very profitable split. Believe me, there is more than a million involved here as a quick profit, and you won't have to do a thing except sit back and take those profits next year.

Just recently Alcantarilha has undergone a complete rejuvenation with all antiquated street wiring removed and new concrete posts and calcada and tarmac surfaces laid. Its now had a complete face lift and that 'tired' village look has now gone.
